Client Information
GCI 5th Avenue MallClient Liaison

As soon as a client signs our proposal agreement, Interior Solutions Group (ISG) appoints an associate of the firm who manages the project from beginning to end. The Project Manager stays in constant touch with the client. All partners are available to the client at all times.

The Project Manager establishes a schedule for delivering the project, including an estimated completion date. By monitoring this schedule daily and relating it to key milestones and final completion, the Project Manager is able to adjust activities and bring added staff and other resources to bear to keep the client's project on schedule.

ISG also helps in organizing the client's staff for making the most effective decisions. Where appropriate, we bring our design team to the client's site for highly focused planning sessions in which the client's staff and user representatives play active parts in reaching design decisions.

The client's budget is a critical factor in determining our design process. Like the client, we resent surprises. From the start, ISG makes sure that the scope of the client's project matches the client's budget. If there is a lack of fit, we propose alternative choices that bring the project in line with the budget. ISG selects products, materials, and construction methods that offer the best performance for the cost, both to buy and to operate. We conduct frequent cost estimates at all phases, using our in-house estimating staff; we also retain outside estimators to check on our work. As a result, on our most recent projects, final estimates have averaged within plus or minus 3.5 percent of final bids.

Contract documents are produced on AutoCad 2000i and project documentation is routinely shared with consultants at the various phases, and with the client's representative as necessary thereby reducing the risk of error. The system is run by designers and managers who are all computer-conversant.

The Project Manager consults with the client to schedule presentations and to obtain approvals at key phases of the work. After the project is completed, ISG helps clients resolve any post-occupancy issues.
